Capital gains taxes can only be deferred if your 1031 exchange is structured properly allowing only the transfer of property for property. Any cash received or reductions in mortgages or other property not considered "like kind" is considered boot and is taxable.

To defer all capital gains taxes, the taxpayer must reinvest all exchange proceeds and acquire property with the same or greater debt.
